What can we say about Depression Cooking With Clara other than her cooking videos give you more than a blueprint for meals on the cheap. She’s lovable and she could talk for hours and keep us wanting more. I know that we typically cover the wackier side of things here, but we just couldn’t pass up the opportunity to bring this to our reader’s attention.

Produce The Note

One of the more interesting things we saw this week was a new foreclosure stalling technique called, ‘Produce The Note‘.

This is an interesting glitch in the foreclosure process in some states where the homeowner being foreclosed on simply shows up at the court foreclosure proceeding and requests that the lender actually produce the note that they are claiming to have control over and under the authority in which they are actually foreclosing on the property.

You would think the mortgage note would just be one of the many documents they would show up to court with, but with most home loans being sold numerous times since the actual signing, the chances of the lender having the original note handy or even available in any capacity is slim to say the least.

There is a website setup to highlight this practice and to share the success stories of those that have used it, it’s Produce The Note. They even have forms to help some of these soon to be homeless people make an official request.

Although this doesn’t seem to be a solution to the problem, it does look like a pretty easy to use tool to create a little more breathing room and possibly find a permanent solution.

Real Estate Email Flyers

One form of real estate marketing that has really taken off over the last couple of years is the use of real estate email flyers to contact local real estate agents regarding listings.

How this works is that a real estate agent goes to a site like MyEmailFlyer.com and creates an HTML email flyer for their listing. They use an online template to upload photos of their listing and then enter all of the property details.

Once they are satisfied with their real estate email flyers, they will select the agents to email it to. This is usually broken down by county or real estate board and prices start as low as $23 for a delivery of up to 10,000 local real estate agents.

This seems to be a pretty effective way to get the word out about a listing, whether it’s a new listing, a price change, commission change, etc. I’m not sure how else you can quickly contact local Realtors that quickly, ok let’s face it, there is no other way.

In the old days agents would create paper flyers for their listings and go from office to office delivering a stack to each office, this is much more user friendly.
